There were two phases to this project. The first phase was for the charrette and strategic plan of the three different Creek areas of Faversham: the Creek Basin, Creek Central, and Creek Downstream, each to possess their own distinct characters. For the charrette strategic planning exercise, we had to design for a mix of building types, including houses. We had to include proposals for the general massing of buildings, the number of storeys and storey heights, as well as the creation of urban spaces - streets, squares and courtyards - as appropriate to each locality.
The housing could not be individual detached houses, but maisonettes and apartments. Flats and maisonettes had to be available for any kind of tenure (purchase, rent, cooperative etc). In accordance with the Plan, 35% of the housing should be available for affordable housing. The Plan also stipulated that there should be no habitable rooms located on the ground floor because of the flood risk, which is high in Faversham. To address this, the ground floors can have community, commercial, leisure, or storage functions.
IN the second phase we had to work as individuals to design a master plan for our selected site and then, in detail, just one of the buildings which form part of the master plan. Our schemes had to include a mix of at least two different flat or maisonette types and at least 20% of dwellings had to have been accessible to disabled people to Lifetime Homes standard. It was suggested that most of the dwellings are 2-bed units, with some 1-bed and 3-bed unites also. All dwellings had to be provided with a private external space - roof terrace or balcony of 4.5m2 minimum area.
